need a garage, info requested

i'm looking at having a small garage (22x30 maybe) built so that i can have some extra working room.  looking at a couple of these metal buildings that they'll come to your house and build, but there are not a lot of choices local.  i notice on the web a lot of these companies will come from pretty far away, but trying to get pricing pretty much entails a salesman giving me a call. 

what have you guys used, what lessons learned, companies to go with, stay away from, etc.  i am on a budget, so pricing is a big consideration also.

I searched for 6 months with same problem. I finally went with stick built for about $1,100 more(did the electrical & finish work myself). In the end you will be much happier.

I've not built yet but have done a bit of research. The key is what type of construction to choose. Depending on your specific jurisdiction (city/county/HOA) there may be dictates on what you can build.

Stick built: con: Expensive, slow to build, maintenance req'd, termite concern(?)  Pro: usually low profile, attractive, allowed everywhere, can be owner-built

All Steel    con: industrial look, not allowed some places, not cheapest option Pro: Cheaper (for larger sizes) than stick, can be high roof, high ceiling, no maintenance

Pole Frame con: industrial look, not allowed some places, panel-truss rafters, so, comparatively low ceiling, car lift will require high walls. Pro:cheaper still, can be any size, claimed stronger than steel frame(?), no maintenance, can be owner-built, kits available

I've decided to go with pole-frame. Near Shreveport are Five Star builders and ArkLaTex both specialize in these.

Of course, the industrial look can always be overcome by optional finishes or materials.

I'm in Longview, so a couple of hours North of you. In my area, the dominate All-Steel builder is Mueller.

When I built a 2 car garage workshop, the cost was an attention getter for sure.  I did some of the finishing work myself, installed the insulation, etc.  My builder suggested choosing the garage dimensions based on the length of lumber.  For example, if you're garage plan calls for a depth of 30', you might as well make it 32' because building materials come in lengths divisible by 4.

check with your insurance company , i know a guy that went with a pole building and the insurance in NC was high because of exposed wood .... :o :o

brassspike, that's a hella garage you got right there.  I think that's bigger than my house :2vrolijk_21:

good idea to check on the insurance.  I already pay too much for homeowner's, gonna have to see how much this will affect it.
